The lot to build 88 dwellings in Jerez is 3146 square meters in a regular shape. The highest point is at the corner between Rey Juan Carlos I Avenue and H Street. The terrain slopes down 2.5 meters at the end of the lot along the Avenue. There is practically no slope along the street.
The chosen typology for the set of dwellings is the closed block with an interior open courtyard. Thus, we built 16 dwellings per floor, with two vertical cores that provide access to all the dwellings from galleries that are open towards the courtyard.
On the ground floor, we designed 8 dwellings at the highest point on the lot, including homes for the disabled. The access to the interior courtyard and a corridor intended for business premises are located on the lower area of the lot. Underground, a basement level is intended for parking, storage and building facilities.
The typology designed for the dwellings builds an outer perimeter corridor that contains the living rooms and bedrooms. It is closed to the outside by an enclosure that becomes a thick wall, which to the interior contains closets and shelves, and to the exterior protects the openings from inclement weather, sun and rain.
The interior corridor contains the wet areas of the dwellings: bathrooms, kitchens and laundry rooms, that open towards small ventilation courtyards, which in turn open to a great central courtyard. The roofs will be flat and walkable.
